Needed to replace the water cylinder, get a bunch of pipes fixed, seal leaks in both bathrooms, there are dodgy electric fittings all over and I haven’t yet managed to get a single electrician to call out and it just keeps going. Not one of these were mentioned in the survey.

Less of a grump but it’s a follow up to what’s on here - I think the eBay Jet De Go broken controller saga is finally over.
But wasn’t I refunded? Yes! Couple of weeks ago. But... I was refunded on the basis that the return parcel has been attempted to be delivered to the seller. Figured they’d just missed it and would go down to the depot or arrange delivery when they’re in. They were seemingly very desperate to get it back after all. Weirdly though, they didn’t collect it. Royal Mail tried to deliver three times - each time not in, left a card. I was worried at this point as I think they were trying to pull some sort of scam to “undo” the refund, start a separate PayPal dispute or try to start hassling me at my house if the parcel came back to me (I genuinely think they have a screw loose). It was getting to the stage where it would be sent back to me (18 days from first attempted delivery) and honestly I don’t want it back.
Thankfully, Royal Mail tried a fourth (!) time to deliver, no response this time but managed to palm it off on a neighbour. Whatever happens now, it’s out of my hair at least. Really wonder what they were trying there - some kind of weird dispute, maybe using a fake name/address, just didn’t want it back as they knew it was broken junk? All very odd.

Also, sometimes they will never find certain issues anyway, a plumber doing a full report will never find a leak behind plasterwork until its coming through the plaster, or it could drip down and go under the house for 20 years and never get noticed especially if your on a raft, until you take the wall back to brick.
I had a full report done on my place by all trades when i bought it 5 years ago, I've found absolutely all sorts of crap hidden in the walls and under floors, like a lovely birds nest of live wires hidden in a wooden box underneath the upstairs boards, it was a fire waiting to happen and i found it by complete accident by electrifying a screw as i was re-fixing boards down, rip little makita that took the brunt of the shock.

There is obviously a lot of stuff even a detailed survey couldn’t find but mine definitely missed some pretty glaring issues that should have been flagged, many that could be caught by even a casual glance by someone who knows what they are looking at (I don’t). I had a painter who had a look around the house to price the job and he caught more issues in 15 minutes than my survey did.

Again a building surveyor is usually only interested in the building itself, not pipes, electrics etc. Is there subsidence?, loft insulation?, cavity walls? rising damp, boundaries missing or incorrect, or is the land actually owned by the person selling this house?, that sort of thing. The plaster can be falling off inside and an electrified bath, they aren't usually interested or looking for that stuff.
A painter can pick out minor issues all he wants, but he cant do what a surveyor does, or have the qualifications and know how to process anything with registered bodies.
You can always fix a cracked wall or a leaky pipe, but if you go to buy a house and suddenly find someone owns your back garden or the land your house is sitting on, your absolutely plum f*****d if the sale has gone through, that's what the building surveyor is for.Last edited by fishbowlhead; 27-11-2023, 10:20.
