No goldmine. It's absolutely massive and just needs doing up. Mainly the windows and kitchen need work.

Couldn't you try and knock them down by four or five grand grand and say it's to cover the cost of new windows and a kitchen? worth a try. Might not cover the total cost but would sure make a massive dent in it.
